Landlord Policies
The rules for listing a property on OffCampusReview

These policies apply to every landlord, property manager, and agent who lists a property on OffCampusReview, whether or not you pay for a listing. If you have signed a Listing Agreement with us, these policies are incorporated into that agreement.
1. Who may list a property
You may list a property only if you own it, manage it, or are otherwise expressly authorised by its lawful owner to market it. We may ask you to provide reasonable documentation of that authority at any time, and you agree to provide it promptly. Listings for which we cannot establish authority may be unpublished. Claiming a property profile you do not have authority over is a breach of these policies.
2. Keeping listings accurate
Every listing must be accurate and current, including rent, fees, deposit amounts, term length, bed and bath counts, availability dates, and which utilities are included.
You must update or unpublish a listing within three business days after a unit is leased or its terms change. Listings that are stale, unavailable, or misleading may be suspended or removed.
3. Honouring advertised terms
You must honour the advertised rent and terms, for the advertised availability period, for any prospective tenant who applies in reliance on a published listing — except where a change is required by law, or where you updated the listing before the inquiry was made. Listings must not be used to advertise units that are not genuinely available.
4. Photos, floor plans, and video
Media must show the actual unit. Where you use a representative unit instead, it must be conspicuously labelled as representative. Do not use materially altered images that misrepresent condition, size, or finish. You must own or have all rights necessary to publish everything you upload, including photographs taken by third-party photographers.
5. Responding to students
You must monitor the leasing contact channels on your account and use commercially reasonable efforts to respond to inquiries, tour requests, and applications within two business days. Response time is an accountability metric we calculate and publish on your profile.
6. Fair housing and legal compliance
You must comply with all federal, state, and local law governing the advertising, leasing, and management of residential rental property, including the federal Fair Housing Act, the Americans with Disabilities Act where it applies, and applicable state and local human rights and source-of-income protection laws.
No listing, message, or review response may express a preference, limitation, or discrimination based on race, colour, religion, sex, gender, sexual orientation, gender identity, national origin, familial status, disability, marital status, age, military status, lawful source of income, or any other protected class. You must evaluate every inquiry on a non-discriminatory basis.
If you use consumer reports to screen applicants, you alone are responsible for compliance with the Fair Credit Reporting Act and applicable state screening, fee-cap, and adverse-action rules. OffCampusReview does not provide tenant screening and is not a consumer reporting agency. You must hold all licences, registrations, rental permits, and certificates of occupancy required for each listed property, and must not list a unit you are prohibited from renting.
7. Student contact details and inquiries
Inquiries, contact information, tour requests, and applications we pass to you are provided for one purpose: responding to the specific inquiry that was made.
- Do not sell, licence, rent, or otherwise transfer this data to anyone else.
- Do not add a student to a marketing list, newsletter, or automated campaign without their separate affirmative consent.
- You are solely responsible for compliance with the Telephone Consumer Protection Act, CAN-SPAM, and state telemarketing and consent laws in anything you send — calls, texts, or email.
- Keep reasonable safeguards over the data, and delete or de-identify it when it is no longer needed for the leasing purpose it was provided for, or promptly on our written request following a verified deletion request from the student.
Students are not parties to your agreement with us. Nothing gives you a right to obtain a student's identity from us except as required by valid legal process.
8. Verification, badges, and tiers
You must cooperate with our verification process, which may include verifying the identity of your authorised signer and documenting ownership or management authority over the properties you list.
Any verification badge, tier label, or accountability designation we display reflects our assessment at a point in time. It is licensed to you for use on OffCampusReview only, and may be revoked if the underlying facts change or if verification cannot be maintained. Do not display, imitate, or describe an OffCampusReview badge off the platform in a way that misstates what it means or implies we endorse you.
9. Reviews
Reviews are independent of your listing and are not affected by payment. The rules that apply to you — what you may not do, how you may invite reviews, how to request removal, and how to reply publicly — are set out in full in our Review Policy. A material breach of section 7 of that policy is a material breach of these policies and of any Listing Agreement you have signed.
10. Sponsored placement and optional purchases
We may offer optional paid sponsorship and other à la carte features. These are separate from and additional to any listing fee, are sold at the price disclosed to you at the time of purchase, and are non-refundable once delivered.
What sponsorship buys is position in browse and search results, labelled Sponsored. It does not change any review, rating, or accountability metric, and it does not entitle you to advance notice of a review or to have one removed, edited, or de-emphasised. See Review Policy, section 8.
11. Suspension, removal, and property profiles
We may suspend or remove a listing, or suspend access to the landlord dashboard, if we reasonably determine that the listing is materially inaccurate, unavailable, or misleading; that you have breached these policies or our Review Policy; that the listing or your conduct presents a risk to student safety; that payment is past due; or that suspension is required by law or by a campus partner's policies.
We will give you written notice and, where circumstances reasonably permit, an opportunity to fix the problem before we suspend. Where the risk to students or to the integrity of the platform is immediate, we may suspend first and give notice promptly afterwards.
Requesting removal of a property profile
Property profiles exist independently of paid listings. Ending, declining, or never buying a listing does not remove a property profile or its reviews.
To request removal of a profile, submit a request from the Properties page of the landlord dashboard, or write to contact@offcampusreview.com identifying the property and the reason. We review requests in good faith, usually within one to two business days, and we will tell you the outcome.
Removal is granted only in limited circumstances, such as where:
- the property is no longer a residential rental;
- the profile was created in error, or duplicates another profile;
- the property has been demolished or is not habitable; or
- removal is required by law.
Removal is not available because a profile carries negative reviews, because you have sold the property, or because you no longer wish to appear on the platform. Where a property changes hands, we update the profile rather than delete it, so that its history stays accurate for students.
12. Which document controls
If you have signed a Listing Agreement with OffCampusReview, that agreement controls over these policies and over our Terms of Service wherever they conflict — including on governing law, venue, and dispute resolution. If you have not signed one, the Terms of Service control.
